All Questions

How fast can you get to my house for a plumbing emergency?

Average response time is 47 minutes for Big Bear Lake, Big Bear City, and Moonridge. Fawnskin and Sugarloaf may take slightly longer depending on road conditions. We dispatch 24/7, including holidays and during storms.

What does an emergency plumbing call cost?

Emergency service calls start at $149 for the first hour, which includes diagnosis. After-hours calls (nights, weekends, holidays) carry a $75 surcharge. We always quote the full cost before starting any work — no surprises.

How do I keep my pipes from freezing in Big Bear?

Three things matter most: insulate exposed pipes (especially in crawl spaces and exterior walls), keep your thermostat at 55 degrees or higher even when you're away, and open cabinet doors under sinks on nights below 20 degrees. If you own a vacation cabin, winterization before the first freeze is the only reliable prevention.

How much does cabin winterization cost?

Standard cabin winterization starts at $275 and includes draining all water lines, blowing out the system with compressed air, adding antifreeze to traps, and shutting down the water heater. Larger homes or homes with radiant heating systems may run higher. We offer a spring dewinterization for $175.

Should I repair or replace my water heater?

If your water heater is under 8 years old and the repair is under $500, repair usually makes sense. Over 10 years old, leaking from the tank, or needing a second repair in 12 months — replacement is the smarter move. We'll give you an honest assessment and never push a replacement you don't need.

How much does a water heater replacement cost in Big Bear?

Standard 40-50 gallon tank water heaters run $1,200 to $2,100 installed, depending on location, venting, and whether you're switching fuel types. Tankless units start at $2,800 installed. We include removal and disposal of your old unit in every quote.

What method do you use for drain cleaning?

We start with a cable machine for most clogs. For stubborn blockages, tree root intrusion, or recurring problems, we use hydro jetting — a high-pressure water system that scours the inside of the pipe clean. We can also run a sewer camera to see exactly what's causing the problem before we start.

Are you licensed and insured?

Yes. We carry a California C-36 plumbing contractor's license, general liability insurance, and workers' compensation coverage. We're happy to provide documentation on request.

Do you offer free estimates?

We provide free estimates for non-emergency scheduled work — water heater replacements, repiping, sewer line work, and fixture installations. Emergency and diagnostic calls have a service call fee that gets applied to the repair if you move forward.

Can you maintain plumbing on a vacation cabin I don't live in full-time?

Absolutely. A large portion of our work is on vacation homes and rental properties. We offer winterization before you leave for the season, dewinterization when you return, and can be your on-call plumber for tenant or property manager emergencies year-round.

How do I know if I have a slab leak?

Common signs include a sudden spike in your water bill, the sound of running water when nothing is on, hot spots on your floor, cracks in walls or flooring, and damp or mildewed carpet. If you suspect a slab leak, call immediately — the longer it runs, the more damage it causes.

What areas do you serve?

We serve the entire Big Bear Valley — Big Bear Lake, Big Bear City, Fawnskin, Moonridge, Sugarloaf, Erwin Lake, Baldwin Lake, and Lake Williams. We also cover the mountain corridor including Running Springs, Lake Arrowhead, Blue Jay, Skyforest, and Crestline.

How long does a whole house repipe take?

Most Big Bear homes take 2-3 days for a full repipe. Larger homes or homes with difficult access (tight crawl spaces, finished walls) may take up to 5 days. We use PEX piping, which is more resistant to freezing than copper — an important consideration at elevation.

Is a tankless water heater worth it in Big Bear?

For full-time residents, a tankless unit saves 20-30% on water heating costs and lasts nearly twice as long as a tank unit. For vacation cabins, the benefit depends on usage — if the cabin sits empty most of the year, a tankless unit with freeze protection is ideal because there's no standing water to worry about.

Do you work on well pumps?

Yes. We service, repair, and replace well pumps and pressure tanks. Many homes in Fawnskin, Baldwin Lake, and the outskirts of Big Bear City rely on well water. We handle everything from low pressure diagnosis to full pump replacement.
